A quote you can explain.

An inspector charges a $375 base fee covering 2,000 square feet. A 2,600-square-foot property adds two 500-square-foot pricing steps at $75 each. A $50 age adjustment, $25 travel adjustment, and $150 radon test bring the pre-tax estimate to $750.

The result shows every adjustment separately, making it easier to verify the quote and explain why two properties with similar sale prices may require different inspection fees.

How should a home inspector calculate an inspection fee?

A consistent quote usually begins with a base fee and then accounts for property size, age, access difficulty, travel, add-on services, rush timing, and any minimum service charge. The appropriate amounts depend on the inspector's market and business costs.

Why does the calculator use square-foot pricing steps?

Many inspectors price by ranges rather than by an exact per-square-foot amount. This tool rounds additional area up to the next step so a 2,001-square-foot property does not accidentally receive the same quote as a property at the top of the previous tier.

Should travel be based on one-way or round-trip mileage?

This calculator explicitly uses round-trip mileage. Enter the full expected trip and the round-trip miles included in the base fee so the travel adjustment is not accidentally doubled or understated.

Are radon, sewer scope, pool, and septic services included?

They are optional, editable add-ons. Select only services included in the actual scope and change each suggested fee to match your equipment, subcontractor, laboratory, time, and local pricing.

Does this calculator recommend industry-standard prices?

No. It provides a consistent pricing method using values entered by the inspector. It does not claim that the example defaults are appropriate for a particular market, license, association, or property.
