How to use the multipliers

Start at 1.00 for a normal property. A value above 1.00 adds time—1.15 means 15% more—while a value below 1.00 reduces time; 0.90 means 10% less.

The calculator multiplies all six factors together and applies the combined result once to mowing, trimming, and edging time. Drive, setup, and cleanup time are not multiplied. For example, 1.10 for obstacles × 1.05 for slope produces 1.155, or 15.5% more property-work time.

Worked example

A two-person weekly route stop.

An 18,000-square-foot property at 10,000 square feet per labor hour starts with 0.9 elapsed crew hours for mowing. Trimming and editable property factors are added before a half-hour for drive, setup, and cleanup.

After converting crew duration to paid person-hours, the calculator adds loaded labor, fuel, equipment, direct cost, and allocated overhead. It divides total cost by one minus the target margin and then enforces the minimum service charge.

Area mode estimates base mowing labor from turf area and production rate, then converts it to crew duration. Manual mode starts from an operator-entered crew duration. Condition factors affect property work only; route and setup time are added separately.

The model is an estimating aid, not a market-rate guide. Measure your production by equipment and property type, account for weather and growth, confirm disposal and tax rules, and make sure the quoted scope defines bagging, leaf work, trimming, obstacles, locked gates, and skipped visits.

How do I price a lawn-mowing job?

Estimate the paid crew time for mowing, trimming, travel, setup, and cleanup. Multiply paid person-hours by loaded labor cost, add equipment, fuel, disposal, direct cost, and overhead, then price the total cost for the target gross margin and compare it with the minimum charge.

Does crew size change labor cost?

The calculator separates elapsed crew duration from paid person-hours. Two people on site for one hour represent two paid labor hours. The area method treats production rate as a labor-hour rate and converts it to crew duration before adding crew-based trim and drive time.

How do lawn-condition multipliers work?

Grass height, slope, obstacles, gate access, bagging, and frequency are multiplied together and applied once to mowing plus trim time. Drive, setup, and cleanup are added afterward. Every multiplier is visible and editable.

Why can a minimum charge increase the margin?

A small property may still require meaningful drive, unloading, billing, and route capacity. When the minimum charge is higher than the target-margin price, the calculator uses the minimum and reports the resulting margin.

How are monthly and seasonal totals estimated?

The recommended visit price is multiplied by the editable average monthly and seasonal visit counts. Frequency presets provide starting values, but weather, contract dates, skipped visits, and local growing season must be reflected in the final counts.
